Long Island City rezoning, replaces existing low density light manufactures with higher density, mixed commercial and residential buildings. This is the opportunity to propose a new strategy of development. This project is located one block away from PS1. Our will is to provide comfort for residents and create a lively pedestrian environment for visitors. The ground floor is public, and the parcel can be crossed from one side to another. Therefore the artist’s studios are built on columns, the courtyard is landscaped as a public garden and art galleries create a transition between the street and the garden. All apartments have windows on the street side and on the garden side. There are four duplex apartments, two penthouses and the other apartments dedicated to artists are connected to the studios with pedestrian bridges.
